Parents' Contribution to Children's House Purchase: Gift or Loan?

According to Article 8 of the Interpretation (II) of the Supreme People's Court on the Application of the Marriage and Family Part of the Civil Code, if during the marriage, a house is purchased with full funds from one parent and the gift contract explicitly states it is only for their own child, it shall be handled accordingly. If there is no such agreement or it is unclear, upon divorce, the court may award the house to the child of the contributing parent, and determine whether to compensate the other party by comprehensively considering factors such as the duration of cohabitation, common children, fault in divorce, contribution to the family, and the house's market price at the time of divorce.
